Smart Living Immendingen offers a solution to two of the most pressing issues of our time: the shortage of affordable housing and the climate crisis. This ambitious project allows us to make our disruptive vision of sustainable living accessible to all and enjoyable by everyone.

As a general contractor, GROPYUS plans, produces and constructs turnkey multi-family houses with its own building operating system

The wall and slab elements, including electrical and plumbing systems, are manufactured using highly automated processes before being simply and speedily assembled on site. We meet the highest design, production, and operational standards, ensuring high-quality results.

The location

Around 6,600 people live in the municipality of Immendingen. It is connected to the B 311 and situated between Tuttlingen and Geisingen. From Geisingen, you can take the A 81 southeast to Lake Constance or northwest to Villingen-Schwenningen.

Our digital and fully integrated end-to-end process covers everything from the initial building design through to ongoing building operations. This ensures full product traceability. The extensive digital integration gives asset holders a clear overview of project timelines—while also reducing delays, accelerating time to completion, boosting efficiency, and keeping costs predictable.

An economic power hub

The medical technology sector is strongly represented in the district of Tuttlingen. The concentration of medium-sized companies and corporations provides an excellent networking platform for large and small players - the mutual exchange in the economic region ensures lasting innovation.

In the first development phase of SMART LIVING Immendingen, four multi-family houses with 44 apartments are being built on a ground area of more than 5,400 square meters. A place to live that meets all criteria for perfect living: largely barrier-free accessible, climate-friendly, modern and comfortable.

You can choose between two- or three-bedroom apartments with between 59 and 103 m² of living space—plus outside areas and cellar rooms. Parking lots for cars, bicycles and baby carriage boxes are all provided, along with a playground.

The smart layout of the buildings on the property leaves plenty of space for people to get together and makes SMART LIVING Immendingen a place of community—no matter which way of life you choose to live.

Renewable resources meet smart technologies

Sustainability is in the DNA of our company. It is embedded in every step of our process, from innovation, research and development to our in-house technologies and construction methods. Energy-positive operation guarantees a low carbon footprint.

Resource-saving construction

Resources used for SMART LIVING Immendingen are self-regenerating throughout the building's life cycle. We rely on circular economy strategies, resource-efficient product design such as water-saving fittings and a focus on longevity—for example by having natural wood floors and wood-aluminum windows. We mainly use ecological construction materials. In addition, our integrated building operating system ensures more sustainability by breaking down energy use and providing information on energy savings on a regular basis.

Environmental friendliness

SMART LIVING Immendingen avoids emissions from the very first step of production—and afterwards all the way through to building operation. The production process is already low in CO2 and the building systems and administration are energy-efficient thanks to photovoltaic systems and digitalized building management. The wood used stores carbon and thanks to water-saving fittings, consumption is significantly reduced. 

Living hub for a community without bounderies

High quality air in rooms, plenty of daylight, good acoustics and generally health-beneficial interior design are often underestimated—and yet they are so important. With the quality of their design, our buildings contribute to an improved social infrastructure. GROPYUS builds multi-family houses for society as it is: for people of all ages, at all stages of life, with their special needs and preferences. Our buildings are developed according to the principles of universal design.This also includes accessibility, space efficiency and functionality.

It’s hard to imagine a phone that isn’t smart—with its own operating system, apps, and so on. While smart buildings with integrated apps and services might not yet be commonplace, they are bringing previously unimagined possibilities into the home. The GROPYUS Building Operating System is based on an entirely new technology. Its smart functions open the door to next-level home comfort while meeting all sustainability requirements—ultimately reducing both energy consumption and operating costs.
